farmhouse is within easy walking distance of the village. The village
of Champagnac-La-Rivère has its own Mairie, Post Office, Boulangerie,
Bar/Restaurant and a Primary School.
The community is around 10% English and the local French residents
make everybody feel welcome.
Our notaire who will be dealing with the sale speaks fluent English
and actually did her dissertation at university on English people
buying property in France. Her family firm of notaires are based around
twenty minutes away in Chabanais.

The
farmhouse was built around the end of the 19th century, the exact
date being unknown. The gite was added some 25 years ago as an annexe
to the main house. At the other end we have the attached barn.
The
main house has a kitchen, lounge, cave, two bedrooms (one with built
in wardrobe), a storeroom and a roomy bathroom.
The
gite has a kitchen/diner, bedroom with built in wardrobe and a bathroom.
The
barn- well that's a barn really, although it could be anything you
like as it measures 42 sq metres.

MAIN
HOUSE: Rewired and re-plumbed in 2005/2007 and connected
to mains drainage.
Lounge:
The
floor was laid in 2004 on concrete with insulation and metal strengthening.
The floor now is fully tiled. The walls have all been dry lined with
insulated plasterboard. The ceiling is tongue and groove pine. We
currently use the under-stairs area as an office. New double-glazed
windows were fitted to the house in 2008. There is a feature fireplace
made from original bricks from a boulangerie chimney. Fitted with
a Godin Norwegian log burner which throws out around 10kw of heat.
Air vents were added to the rear of the fireplace to give fresh air
for the fire.
To the rear of the lounge, you have access to the cave (which is useful
for the storage of beers and wines). This has been kept in its original
condition to maintain character (well that's our excuse). Air vents
have been added to allow the circulation of air throughout the year.
There are 4 ceiling lights and two wall lights, all individually operated,
giving you 36 variations of lighting in the lounge!
The
lounge measures: 4,70 m x 5,20 m approx 24 sq m.
The
cave measures: 2,75 m x 2,90 m approx 7,9 sq m Try filling that space
with your favourite tipple J
Kitchen:
The
kitchen has exposed oak beams, fitted units, original French "Belfast"
style sink, and a 200 litre chauffe eau (water heater) housed. We
intend leaving the fridge/freezer as it fits the space made for it.
There is an access hatch to the under floor area. This was another
space in bygone times for keeping your vegetables etc. (although we
tend to use the fridge now it's more convenient). The floor, wiring
and plumbing were replaced in 2007 along with all units and woodwork.
There is a shelved storage cupboard which also contains the main fuse
and consumer unit.
The
original fireplace has a log burner of the "insert" type.
This gives up to 14 kw of heat and compliments the farmhouse kitchen
appeal.
The
cooker will be coming with us, as my wife has a thing about it, although
the space left will accommodate most cookers. You'll have to bring
your own table and chairs too.
The
kitchen measures: 2,8 m x 5,3 m approx 14.84 sq m.
Moving
on upstairs via the staircase, which was renewed in 2006, we reach
the landing with laminate floor and a window to the rear garden.
To
the left we have:
Bathroom:
All
wiring, plumbing, loo, basin and shower were replaced in 2006.
The
shower is fully tiled.
The
walls are half pine cladding and half plaster with a rustic effect.
There
is an extractor fan fitted into the ceiling.
The
bathroom measures: 2,15 m x 2,90 m approx 6.23 sq m.
Next
door we find bedroom no 1.
Bedroom
1:
A
good-sized spare bedroom with views across the woods.
Bedroom
1 measures: 3,00 m x 2,9 m approx 8,7 sq m.
Turning
right from the top of the stairs we have a small corridor with a storeroom
off.
Behind
one of the storeroom walls is a brick built bread oven. We opted to
close this off although the original opening to the oven still exists,
as does the oven.
Storeroom
measures: 2,30 m x 1,50 m approx 3,45 sq m.
The
corridor then opens into bedroom no 2. With views across the woods
of the Tardoire valley
There
is a fitted wardrobe that you can walk in to via louvre doors.

2.
Bedroom
2 measures: 3,10 m x 3,10 m approx 9,60 sq m with wardrobe measuring
0,80m x 2,00m approx 1,60 sq m.
You
could quite easily remove the wardrobe and the storeroom walls/doors
as these are plasterboard onto wooden studding and make a much larger
bedroom should you so wish.
There is a door off the landing area leading to stairs that access
the loft.
The
loft is not convertible due to head height restrictions although it
does make a great place to store stuff. There is a strip-light installed.
THE
BARN:
42
sq metres of space, dry and in good order which could be converted
into another gite on 2 floors, we use it for storage currently. You
would need permission to convert the barn, however we cannot see any
objections to this as the local mairie is happy to see property developed
in the region.
THE
GITE. Rewired and re-plumbed in 2005 and connected to mains
drainage. The gite has its own individual water heater 100 litres,
plumbing system and wiring.
The
gite consists of a kitchen diner with fully fitted kitchen, which
was new in 2005.
A
Bedroom that accommodates a double bed, chest of drawers and built
in wardrobe.
There
is a fully tiled bathroom. The bathroom has a vanity unit/sink, loo
and shower.
All
fixtures and fittings were new in 2005.
We
have successfully let the gite since 2005 with many customers re-booking.
Average
occupancy since 2005 has been in excess of 27 weeks per year.

WORKSHOP/WOODSHED.
The
building is mostly terra cotta block with a panelled roof. It gives
you nearly 90 sq metres of storage or workspace. The integral chicken
shed was built just two years ago and has a concrete floor with DPC
(Yes I know – not strictly necessary but we liked to look after
our chickens), opening windows to the woodshed and a remotely (via
a cord) operated door.
The
workshop does not have electricity to it at present although this
would be a possibility.
It
is easy to have up to 16 cubic metres of logs stacked in the woodshed
and still have space for other stuff. The woodshed has two doors whilst
the workshop has just one sliding door.
OUTSIDE.
To
the rear of the house and gite is a garden, terrace and of course
the plunge pool. The pool filtration system is in the garage for easy
access.
Across
the lane is the orchard with various apple, peach and pear trees.
To the rear of the workshop there is a walnut tree and black cherry
tree. The field/meadow beyond is currently left for natures flora
and fauna although we have a local farmer who cuts and takes 3 bales
of hay from it once a year.
Tax
foncière this year was 193,00 euros for the year, tax d'habitation
(which includes your TV licence) was 158,00 euros for the year.
